Move-In Cost Japan is a free English-language calculator and guide for foreign residents renting an apartment in Japan. It exists because the up-front cost of renting here — often 4.5 to 6 times the monthly rent — catches almost every newcomer off guard, and the fee names are all in Japanese.
How we source our numbers
Every fee range on this site is drawn from dated 2025–2026 Japanese sources — real-estate portals, insurer and guarantor-company pages, and industry surveys — recorded with source comments in our data files. We use ranges and "typical" language on purpose: your actual contract will vary, so always confirm each line with your agency.
